Inside the tiny home community with 155 cabins – rent is completely free but residents must follow guidelines

A BRAND new tiny home community is operational and offers free rent so long as several guidelines are followed.

The affordable housing project was completed recently and seeks to help low-income residents without a place to stay.

    On December 30, the tiny home project — Stockton Blvd Safe Stay Community Shelter — opened and welcomed its first renters, per a news release.

    It’s operated on-site by First Step Communities (FSC), a homeless shelter organization based in Sacramento, California.

    Stockton Blvd Safe Stay Community Shelter is also the first tiny home site that received funding through Governor Gavin Newsom’s tiny home project.

    The Encampment Resolution Funding (ERF) grant worth $17.6 million was also awarded to the community through the state’s Department of Housing and Community Development Agency.

    With the ERF grant, operational costs at the tiny home community are paid for throughout three years.

    Along with funds, materials, and construction equipment were also donated by the state.

    The County Department of Health Services also contributed $500,000.

    WHAT’S INCLUDED

    There are 155 miniature cabins within the community.

    At least 135 units are set aside for single occupants while 20 are reserved for couples or families.

    Each cabin has a bed or beds, pillows, blankets, a desk, storage bins, a shower, and a fully functioning toilet.

    Residents can also get three free meals each day at a central kitchen area in the tiny home community.

    Laundry services, a pet relief area, behavioral health services, job placement, and housing assistance are also included.

    The FSC operates the community as an interim housing or emergency shelter area for the unhoused in the Sacramento area.

    It’s supposed to be a “foundation of support” and will work daily with occupants to move toward self-sufficiency and permanent housing through specialized programs and services.

    What is a tiny home?

    Technically, a tiny home is any house measuring under 400 square feet.

    Many tiny homes are built on trailers so they can be towed anywhere, and some are converted from old school buses or vans.

    Each state has its own rules about tiny homes, but, generally, they are not subject to the same taxes as regular homes.

    However, Alaska, Iowa, Louisiana, North Dakota, New Jersey, New York, Wisconsin, and West Virginia have made tiny homes illegal as permanent dwellings.

    For example, each resident gets a case manager who will work with them directly to help improve their situation.

    Therapy, medical care, substance abuse support, and other services are used to meet a variety of individuals’ specific needs.

    RULES FOLLOWED

    There are some crucial guidelines, however.

    Residents are only intended to stay for three months in the Stockton Blvd Safe Stay Community Shelter.

    There’s also a Code of Conduct document that they must sign and follow while staying in the tiny home community.

    It includes a 10:00 pm curfew, quiet time, and some restrictions on guests and pets.

    Overall, FSC expects residents who sign the Code of Conduct to be “good neighbors in the community” while they’re there.

    Should they not adhere to the guidelines, they may asked to leave.

    Residents can also choose to self-exit at any time.

    In Maine, a tiny home community also recently opened up offering rent prices at $1,300 with full-size appliances and big bathrooms.

    The “Disneyland of tiny home villages” was also accepting new residents last year with rent starting at $650.
