A BRAND new tiny home village is offering residents several amenities and perks for rent less than $1,000.
The project is nearly finished and it’s situated in a scenic natural area of a popular state.
Known as Wendy’s Village, the community in Colorado Springs, Colorado, includes a group of colorful tiny homes sitting at about 352 square feet each.
It was created by non-profit land development and human services company, We Fortify, and the Harrison School District.
The intention of the village was to provide “affordable” housing specifically for educators in the area, according to what Shelley Jensen, founder and CEO of We Fortify, told SWNS.
“What inspired the village was just a desire to attract high quality teachers and to retain those teachers, but also allow them to live in Colorado Springs in a dignified environment with a quality of life,” Jensen explained.
Rent is set at $825 with the intention of keeping it within an affordable range.
Colorado Springs, like many other cities around the United States in 2025, has housing prices that are far higher than teacher salaries.
Overall cost-of-living sits at about 5% higher than the national average, per data from Payscale.
“Right now, Colorado is one of the most difficult states to live in from an affordability perspective, and we’re 49th in funding for education,” Jensen noted.
CONSIDERATIONS MADE
That’s why the $825 rent price point was carefully calculated.
We Fortify and the Harrison School District decided on it by subtracting the about $11,000 teachers set aside for retirement each year, and taking 30% of the remainder.
It’s a different method than the Area Media Income (AMI) formula typically used.
A model home has already been finished as of this month and more financing is underway to complete the rest.
Jensen told SWNS it’s a “very beautiful, community-focused development plan,” and called the homes “gorgeous [and] well lit.”
“They have all the amenities that you would have in a home that was much larger,” she added.
What is a tiny home?
Technically, a tiny home is any house measuring under 400 square feet.
Many tiny homes are built on trailers so they can be towed anywhere, and some are converted from old school buses or vans.
Each state has its own rules about tiny homes, but, generally, they are not subject to the same taxes as regular homes.
However, Alaska, Iowa, Louisiana, North Dakota, New Jersey, New York, Wisconsin, and West Virginia have made tiny homes illegal as permanent dwellings.
Those amenities include a full kitchen, living room, bathroom, and bedroom.
Additionally, there will be communal green spaces and other areas to come together.
BETTER THAN MOST
“When you go to a school neighborhood, I don’t think that when you’re surrounded by residential homes, that putting in a skyscraper full of apartments is really the way to approach things,” Jensen said.
“We came in with the attitude that we wanted to provide a beautiful pocket neighborhood.”
Wendy’s Village is set to be fully complete later this year.
It’s likely applications will open over the coming months.
Other tiny home villages with budget-friendly rent are popping up all across the country.
There’s a “heavenly” community with rent capped at $375 and spaces available on the water for tiny homes in Florida.
A couple also owns a tiny home community on the beach in Virginia that they rent out to visitors.
