Harris: With over 40 years in San Diego real estate, I’ve seen many cycles — and 2025 is shaping up to be a period of measured opportunity. We’re seeing steady price growth, a welcomed uptick in inventory, and a stabilization of mortgage rates after years of volatility. For buyers, this means more options are becoming available — but affordability remains a real hurdle, so preparation is key.

For sellers, strong demand still exists, particularly for well-priced, move-in-ready homes. Those looking to list may benefit by getting ahead of a more saturated summer market. As always, timing should reflect both market trends and your personal goals — real estate is never one-size-fits-all.

MTC: For first-time homebuyers, what are some keys to landing the right home at the right price?

Harris: First-time buyers should begin by getting crystal clear on their financial picture — credit score, debt-to-income ratio, and savings all play a role. It’s also important to understand the full scope of costs beyond the purchase price. Exploring loan options and down payment assistance programs can make a big difference. And most importantly, secure a mortgage preapproval from a reputable lender. It positions you as a serious buyer and gives you a clear sense of your price range when entering a competitive market.

MTC: What advice do you have for homeowners looking to sell?

Harris: Presentation matters. Sellers should begin by decluttering and depersonalizing — buyers want to imagine their life in the space. Neutral tones, natural light, and good curb appeal go a long way in creating that emotional connection. Small updates and thoughtful staging can make a big difference in how quickly — and how competitively — your home sells. 

MTC: With some insurance companies scaling back or exiting the California market, what challenges are residents facing?

Harris: The insurance environment in California has grown increasingly complex. Several major carriers have scaled back or withdrawn, leaving homeowners with fewer options. Those affected should look into the California FAIR Plan as a potential fallback, though it comes with limitations.

It’s also more important than ever to reduce property risks — especially wildfire exposure — through practical steps like fire-resistant landscaping and regular maintenance. Staying informed and proactive is key in navigating this evolving landscape.
