Tower 180, a 25-story office building on Broadway in downtown San Diego, is slated to be transformed into a hospitality project featuring two Hyatt hotel brands.
The conversion, in collaboration with Hyatt Hotels Corp., represents one of the largest office-to-hospitality conversions in the history of Southern California, developers at J Street contend – at an expected cost of approximately $250 million.
Construction is slated to begin in early 2026 with completion expected about two years later.
The property, when it was obtained by J Street in December 2023, had been expected to include a mix of hotel, retail and residential units and be completed next year. In the last two years, the firm, said founder and CEO Saj Hansji, has “meticulously quantified and mitigated the risks, creating a friction-free path to deliver this transformative new hotel for downtown San Diego.”
J Street partnered with architecture firm Delawie and interior design firm MONOGRAM at BBGM to re-shape the space.
Originally known as the United States National Bank Building, the structure underwent extensive renovations to its facade, lobby and mechanical systems in 2020, making it an “ideal conversion,” officials said in a news release, with updated infrastructure already in place.
The building, fully vacant, has undergone substantial interior demolition and abatement. The main tower and adjacent annex present “an efficient layout” for guest rooms and the property also features a standalone nine-story parking garage for guests and the public.
The project, located at 180 Broadway, as envisioned, will include 560 rooms and larger spaces for guests, including suites.
“Hyatt’s partnership with J Street to transform Tower 180 is a fantastic opportunity to bring Hyatt’s Essentials Brands to the downtown San Diego market,” said Nirav Shah, regional vice president development for the hospitality chain. “With J Street’s creativity and experience, this project exemplifies the transformation of office space in primary urban markets in the post-pandemic world.”
The 385,000-square-foot tower will be converted into the larger Hyatt Place hotel, and another brand, Hyatt House hotel, offering “two distinct hospitality experiences” to guests. The Hyatt Place brand is more focused on traditional business and leisure travelers, while Hyatt House supports short- or long-term stays.
The dual property will feature reception areas, a lobby lounge and market on the ground floor, a breakfast bar with an additional overflow lounge on the second floor, and more than 12,000 square feet of meeting space across levels two levels for conferences and events.
Topping the project will be Lurline Cocktail Club, an upscale rooftop bar and lounge on the 25th floor, with high ceilings and floor-to-ceiling glass walls. The aim is to “blend the sophistication of a private penthouse with the energy of a premier listening lounge and sky-high bar” that features a curated collection of modern art.
The venue will offer a separate entrance off the street, welcoming locals as well.
