After 18 years in a family home in Broomfield, educators Tammy and Dave Lawrence are relocating just a couple miles down the road to a home that meets their current stage of life in the new community of Baseline. “It has the open-concept space we wanted to entertain, and we love the indoor-outdoor way of living at Baseline,” Tammy said.
For the Lawrences, who raised four children in their former home of 5,000-plus square feet, “it was time to downsize to less maintenance,” explained Dave, who will retire at the end of this school year. Yet moving from their sprawling family home, with all its yardwork and maintenance obligations, did not mean that the Lawrences wanted to forfeit their capacity to host. In fact, Dave and Tammy welcome 20 to 30 relatives to their home each Thanksgiving and Christmas, and once or twice a week, year-round, they open their doors to family gatherings that include grown children, nieces, nephews, cousins and Dave’s mom. “We love to be together,” he said.
Thus, once Tammy and Dave decided to find their next abode within the “urban-meets-nature” neighborhood of Baseline, they immediately gravitated toward Boulder Creek Neighborhoods’ Limited Edition home collection. Each Limited Edition home at Baseline features three to five bedrooms across three stories of living space, ranging from about 3,000 square feet to 3,500 square feet. Tammy prized the cutting-edge, intuitive feel of the collection “from first sight.” Specifically, the series’ Iconic model won over the Lawrences, thanks to its exterior fireplace evoking “all sorts of family gatherings on the front patio” and the potential to “spill across the street to the pocket park or inside to the rec room,” she said.
Added Garner, “The Iconic brings its own energy and is unbelievably light and spacious.” From the Iconic’s stunning two-story entrance, with the outdoor fireplace adored by the Lawrences, to the recreation room for relaxed game nights and a dedicated entertainer’s kitchen, “the Iconic felt made for us,” Tammy said.
The Iconic, like all the Limited Edition homes at Baseline, features a modern roofline, multiple patio options and windows measuring nearly floor-to-ceiling. The Lawrences aimed for a “cozy and modern” vibe, said Tammy, who selected all-black doors and trim throughout the home, as well as additional fireplaces in the primary suite and great room. “It reminds me of a downtown loft,” she said.
With a plethora of personalization options, Tammy and Dave opted for a wet bar and recreation room on the ground floor, though a fifth bedroom on that level is an option for those with evolving family needs. “I can imagine Fourth of July in the summertime, starting on the front porch, but we’ll also have the game tables and TV in the rec room,” Tammy noted. On the main level, the Lawrences envision using their flex room as a reading nook and comfortable study. “I love how much we can do with the home,” she said. They are planning to turn one of the bedrooms into a space for their first grandchild.
It comes as no surprise that the Lawrences thought carefully about the kitchen in their new home. The Iconic’s entertainer’s kitchen is a chef’s paradise and includes a butler’s pantry, baking station, two dishwashers, a minibar and a built-in fridge, with Thermador, KitchenAid or JennAir appliance options. Cabinetry by Primary Kitchen, brass fixtures and the Lawrences’ optional full backsplash in tile designed to look like brick complete the wow factor.

As for the community, “We’re at a whole new level of exploration,” said Dave, referring to his upcoming retirement. We chose this community because of all the opportunity to walk to shops and restaurants and to be a part of a community that feels like a community.” Tammy continued, “We also liked the location near I-25 and E-470. We have easy access to the airport, as well as Boulder.”
Baseline, developed by the McWhinney real estate investment company, will link city and wildlife with more than 9,000 residencies, dozens of pocket parks, a comprehensive trail system, more than 170 acres of open land, a K-12 school and a dining and shopping district anchored by a pedestrian plaza.
