A fourth Starbucks location is being proposed for Ukiah in the Pear Tree Shopping Center, in the parking lot near the former Savings Bank of Mendocino County branch that has been approved to become the new local branch of the Redwood Credit Union.
“I’m horrified that we would add to the congestion of Perkins Street by having a drive-through there,” Ukiah resident Pinky Kushner told the Planning Commission earlier this year. “I know we’re getting a bank there, and I’m not suggesting that we shouldn’t have the bank there, but I am suggesting that the Starbucks is inappropriate, and I’m hoping that you commissioners will take notice of this item and take it very seriously.”
According to the latest Planning Director’s report prepared for the next Ukiah Planning Commission meeting Feb. 26, a Major Site Development Permit was requested for a parcel “within the Pear Tree Center, approximately 150 feet west of the (East Perkins Street/South Orchard Avenue intersection. The proposal includes the construction of a ±1,700 sq. ft. Starbucks retail, operating as carry-out and drive-through only, with no interior dining, and a total gross building area, including the outdoor canopy, of approximately 2,885 sq. ft.”
The site is currently an underutilized parking lot originally developed to support the shopping center and includes access, drainage, and public utility easements. Originally, the project requested a subdivision of the existing parcel into two lots, one for future development under separate permitting processes.
When asked for more information about the proposal, Chief Planning Manager Jessie Davis said that the proposed location is “the parking lot to the east of the proposed Redwood Credit Union. In late-January, the applicant indicated that they would remove the subdivision component of their request. Staff is presently awaiting a revised submittal. With the removal of the subdivision, the applicant will need to revise the site plan to reflect this change while ensuring compliance with the C-1 Zoning District requirements as outlined in Ukiah City Code.”
When asked why the project is listed as having the address of 534 E. Perkins St., which is currently the home of Sally Beauty Supply, Davis explained that “The Pear Tree Center has multiple addresses associated with its commercial suites. The County Assessor lists the parcel’s assigned address as 534 E. Perkins Street, which also happens to be the address of Sally Beauty Supply. If approved and constructed, the proposed drive-through business would be assigned a new and separate address.”
The other three Starbucks locations in Ukiah are on East Perkins Street near Burger King, on Airport Park Boulevard near Applebee’s, and on Kuki Lane near Raley’s.
